Valued against real transactions, not asking prices. We will tell you when a unit is priced wrong, including when it is one of ours — a sale at the wrong number costs us the next three instructions.

Yield modelling before you sign

Net return after service charge and a realistic void assumption, not the gross figure on the brochure. The gap between the two is where most disappointing investments live.

Handover and snagging

Inspection at handover and developer follow-up coordinated on your behalf, so defects are logged and pursued while they are still the developer's problem.

Common questions

Can expatriates buy property in Abu Dhabi?
Yes, within designated investment zones including Al Reem Island, Yas Island and Saadiyat Island. We can confirm the ownership structure that applies to a specific building before you proceed.
Do you advise on off-plan as well as completed property?
Both. Off-plan carries different risk — delivery timing and developer track record matter as much as the price — and we will say so where it applies.
What yield should I expect?
It depends entirely on building, unit type and service charge, so we model it per property rather than quoting a headline figure. We show the assumptions.
